Common questions

Is Roomed really free?

Yes. Properties, rooms, tenants, reminders and payments you record yourself are free for as long as you use them, with no card needed. The only thing that ever costs anything is rent collection, and only when Roomed actually collects a payment for you.

Do I have to rent room by room?

No. When you add a property you choose how it is let: room by room, or as a whole house with one tenant on one agreement. Everything works the same either way, from paid-to tracking to bonds, and you can mix both kinds of property in the same portfolio.

How do I know who is behind on rent?

Every tenancy carries a paid-to date: the day rent is covered until. Record a payment and the date moves forward. Anyone behind shows up at a glance, and Roomed can notify you when rent falls overdue or a lease is about to end.

Can I see the rent schedule on a calendar?

Yes. The Payments tab shows upcoming and received rent as a month calendar or a day-by-day list, whichever you prefer. Tap a day to see everything due or paid on it, and Roomed remembers the view you choose.

Can I see my past tenants?

Yes. When a tenancy ends the tenant moves to a past tenants list, most recent first. Their payment history stays in the ledger, so you can always look back at what was paid and when.

What can I see about how my portfolio is doing?

The home screen charts your portfolio over time: total rent collected, weekly rent, occupancy and bond held, across periods from one month to three years, alongside summary numbers for your properties. The Payments tab holds the full ledger behind it.

How does Roomed handle bonds?

Set a bond policy on the property (so many weeks of rent) and each tenancy tracks its bond against it: what you hold, what a new tenant is yet to pay, and what is due back when someone moves out, with every bond movement kept in the ledger beside the rent.

How does rent collection work?

Each rent cycle Roomed emails your tenant a payment link. They pay straight from their bank account, the payment lands against the right tenancy on its own, your paid-to date moves forward, and your tenant gets a receipt.

What does rent collection cost?

Tracking is free forever. When Roomed collects a payment for you, the fee is 1.5% of that payment when your tenant pays from their bank account (PayTo or BECS direct debit). Accepting cards is optional. If you turn them on, card payments are 2.5%. The fee is all inclusive and deducted before the money reaches you. You pay it as the landlord. Your tenant pays nothing extra, and there is no subscription.

Can my tenant pay by card?

Only if you want them to. By default tenants pay by bank debit (PayTo or BECS direct debit). Turn on card payments and the payment link gains a card option as well. Cards are always your choice as the landlord, and you can turn them off again at any time.

Which cards are supported?

Australian issued Visa, Mastercard and American Express cards, debit or credit. Cards issued outside Australia are not accepted. A tenant who tries one is not charged and is asked to pay by bank debit instead.

Is Apple Pay supported?

Yes. When card payments are turned on, your tenant can pay with Apple Pay or Google Pay at checkout. The same rules apply as for any card, so the card in their wallet must be Australian issued.

Do my tenants need the app?

No. Your tenant gets an email with a payment link and a receipt when they pay. There is nothing for them to install, no account to create and nothing for them to pay.

Can I track rent without using collection?

Yes. Recording payments yourself is free for as long as you like, and always will be. Rent collection is optional, and you can turn it on for a tenancy whenever you are ready.

Is there an Android app?

Not yet. Roomed is iOS first, with Android planned.
